Deep Lake Water Cooling Project – 4th Intake Expansion

Toronto, ON

The 4th Intake Project involves the expansion of the Enwave Energy Corporation’s Deep Lake Water Cooling (“DLWC”) system with the support of up to $10 million in federal funding. A sustainable energy project, DLWC draws cold water from Lake Ontario to cool hospitals, educational campuses, government buildings, commercial and residential buildings in Toronto’s downtown core. The project will reduce greenhouse gas emissions, reduce strain on the electricity and water systems, help support and attract new development, and make the city more resilient.

Advance Tunnel for the Scarborough Subway Extension

Toronto, ON

This project involves the construction of a 7km tunnel from Kennedy Station to north of Sheppard Avenue East in Scarborough, including launch and extraction shafts, headwalls, and utility relocations.

Corner Brook Long-Term Care

Corner Brook, NF

This project comprises the construction of a new long-term care facility in Corner Brook, Newfoundland. The new facility will include 120 long‐term care beds, as well as 15 palliative care beds and 10 rehabilitative care beds.

Saskatchewan Polytechnic Campus Expansion

Saskatoon, SK

Saskatchewan Polytechnic (“SaskPoly”) is undertaking a $550 million comprehensive campus renewal project in Saskatoon to address growing higher education demand for applied learning and the preparation of skilled workers in the region. The current objective is to consolidate the functions of the main campus and satellites onto a new expanded campus to meet present and future needs. The overall mandate must satisfy the aspirations of the 2020-2025 Strategic Plan and result in a robust design for the new future-ready campus.

Arts Umbrella

Vancouver, BC

The scope of this project involves the renovation of the existing Emily Carr University South Building and relocation of the Arts Umbrella facility. The reconfiguration will accommodate performance studios, workshops and administration facilities, adaptations to the M&E systems; acoustic treatments to wall and ceilings; adjustments to partitions, floor-ceiling heights and room spans; and the installation of a new roof. Overall, this will expand Arts Umbrella’s overall occupied space from 22,000 sf to 50,000 sf.

Mirvish Village

Toronto, ON

This project involves the development of five mid to high-rise residential and mixed-use buildings integrating the iconic Honest Ed’s landmark, varying from 8 to 26 floors above ground.

Centre Hospitalier de l’Université de Montréal (CHUM), Phase 1 & 2

Montreal, QC

This super‐hospital has a total area of 2.5 million sf and is designed to achieve LEED Gold certification. This brownfield project consolidates three existing healthcare treatment, research and teaching facilities. The DBFOM P3 model remains the largest hospital in its class of size and complexity in North America, and the 30 year maintenance of the multi-phase project and will include state of the art hospital and research centre facilities.

MAA Condominiums & Penthouses

Montreal, QC

The project is the construction of a 30-storey luxury condominium tower, including 300 units.

BACC Apartments

Quebec, QC

The project is the construction of a six-storey building, including 171 rental apartments.

    Through the construction phase, BTY’s LTA teams provide regular monitoring and progress reports detailing adherence to the project budget and schedule, Certification of Payments, Risk Tracking and Mitigation.

    As Independent Certifiers and Independent Engineers, we provide third-party objectivity in Milestone Attestation, Compliance Reporting, Dispute Resolution and facilitate the process for achieving Substantial Completion and Final Completion Certification.

  • Project Monitoring & Lender Services

    Through budget, schedule and construction reviews, site visits and monthly reports, and cost-to-complete forecasts, we act as the lender’s eyes and ears on the project: monitoring progress, revenues, and approvals to flag concerns early by engaging lenders and developers to implement solutions quickly and seamlessly.

    We provide specialist knowledge in Financial Modeling, Market Sounding, Funding Sources Review, Business Case Development, Cost/Benefit Assessment, Transaction Stage Commercial Advisory, and Post-Transaction Stage Reporting support.

    We advise developers and authorities on deficiencies, facilities management, life-cycle costs, revenues, and payment deductions.

    On existing assets, we conduct construction and operational due diligence for Refinancing and Secondary Market Transactions.

  • Claims Services & Expert Opinion

    BTY provides Claims Services, Expert Opinion, formal and informal Disputes Resolution, Project Adjudication and Mediation services related to construction projects.

    We offer objective and experienced analysis on projects relating to delay events, payment and claims disputes and default notices. We develop mitigation recommendations to prevent disputes from escalating into costly litigation.

    For lenders and investors whose projects are not meeting the intended terms established at the outset of a loan agreement, we review the letter of engagement, inspect the project with the parties to the agreement and provide a definitive report to substantiate dispute claims.

  • Condition Assessments

    Our Property Condition Assessment (PCA) Service includes documentation preparation and review, condition survey/building review, assessment of operator repair and maintenance compliance, identification of remedial measures and a remedial cost estimate.

    We prepare Reserve Fund Studies (RFS), also known as Depreciation Reports, enabling owners to optimize the service life of their real estate assets. Our experts work with strata representatives and property managers to develop financial plans to decrease or eliminate deferred maintenance.

    In addition to covering all components of a PCA, our studies also provide a financial analysis and a range of funding scenarios. A review of the current Contingency Reserve Fund (CRF) account balance, CRF contributions and operating costs assess whether current funding levels are adequate to meet anticipated expenditures.

  • Schedule Management
