    We offer objective and experienced analysis on projects relating to delay events, payment and claims disputes and default notices. We develop mitigation recommendations to prevent disputes from escalating into costly litigation.

    For lenders and investors whose projects are not meeting the intended terms established at the outset of a loan agreement, we review the letter of engagement, inspect the project with the parties to the agreement and provide a definitive report to substantiate dispute claims.

  • Assigned Certifier & Independent Tester

    As Independent Certifiers and Independent  Engineers, we provide third-party objectivity in Milestone Attestation, Compliance Reporting,  Dispute Resolution, and facilitate the process for achieving Substantial Completion and Final Completion Certification.

    BTY also has the necessary experience, competency, and registered professionals to fulfill the Assigned Certification deliverables under BCAR requirements on complex construction projects. We ensure that all necessary Building Regulations specified at the design stage have been implemented in the final constructed asset, and the facility is delivered in compliance with the governing agreements.

  • Transaction Advisory

    On existing assets, we conduct construction and operational due diligence for Refinancing and Secondary Market Transactions.

  • Condition Assessments

    Our Property Condition Assessment (PCA) Service includes documentation preparation and review, condition survey/building review, assessment of operator repair and maintenance compliance, identification of remedial measures and a remedial cost estimate.

    We prepare Reserve Fund Studies (RFS), also known as Depreciation Reports, enabling owners to optimize the service life of their real estate assets. Our experts work with strata representatives and property managers to develop financial plans to decrease or eliminate deferred maintenance.

    In addition to covering all components of a PCA, our studies also provide a financial analysis and a range of funding scenarios. A review of the current Contingency Reserve Fund (CRF) account balance, CRF contributions and operating costs assess whether current funding levels are adequate to meet anticipated expenditures.

  • Social & Labour Advisory

There is also a separate parking garage consisting of three levels of underground parking and 12 levels of above ground parking, providing parking stalls, storage rooms, bike storage, pump room, and shower rooms.

1200 Stewart Street

Seattle, WA

The project involves the construction of two, 45-storey towers and one four-storey low-rise building in Seattle. The buildings will be constructed atop a 6-level underground parkade, and three-level commercial podium. The development will be mainly residential rental apartments and will also include retail and office space.

Atlanta Mixed-Use High-Rise

Atlanta, GA

The project is a 14-storey mixed-use development on a 1.92-acre site in Atlanta. The development includes a total of 325 units, including four townhouse units, as well as 503 parking spaces.

Social Housing PPP Bundle 2

The PPP project is being procured by the National Development Finance Agency (NDFA) to deliver 1,500 additional social housing units, through an availability-based model. Bundle 2 comprises 456 social housing units that will be developed across 8 sites.

This project involves the development of five mid to high-rise residential and mixed-use buildings integrating the iconic Honest Ed’s landmark, varying from 8 to 26 floors above ground.
